Commercial to Residential Conversion: How a Title Split Increased the Valuation?

Our franchisee, Mark Barrett, recently finished a commercial to residential conversion project in Salford. The property consisted of two shops on the ground floor and one office on the first floor.

Mark decided to keep and refurbish the shops on the ground floor and turn the first floor into 6 self-contained studio apartments. The franchisee finished the property with the help of Sourced and our funding platform, Sourced Capital. The GDV of the project was estimated at £660,000, allowing Mark to get a loan of £388,000, which covered the purchase price and most of the work costs.
